Bidding
How do online auctions work on Dubai Assets?
Each lot runs for a fixed window, usually a few days. Register, verify your identity and pay a refundable deposit for the lot, then bid from anywhere. The highest bid at close wins, provided the reserve is met or the lot has no reserve.
What happens if someone bids in the final minutes?
The auction extends. Any valid bid in the last five minutes pushes the closing time five minutes later, so everyone gets a fair chance to respond and last-second sniping doesn’t work.
What is a reserve price?
It’s the lowest price the seller will accept. It stays confidential, but each lot shows whether the reserve has been met. Lots marked “No reserve” sell to the highest bidder whatever the final price.
Can I set a maximum bid and let the system bid for me?
Yes. Enter your maximum and we’ll bid on your behalf by the minimum increment, only when you’re outbid and never above your limit. Your maximum is never shown to other bidders.
Deposits and refunds
Why do I pay a deposit, and do I get it back?
The deposit shows you’re a serious buyer and sets your bidding limit. If you don’t win, it’s refunded in full. If you win, it counts towards the purchase price; it’s only forfeited if a winning bidder doesn’t complete.
How can I pay the deposit?
By card, as a pre-authorisation hold that’s released if you don’t win, or by bank transfer to our escrow account. Upload the transfer slip and our finance team approves it, usually the same working day.
Buying
What do I pay on top of my winning bid?
A buyer’s premium (shown on each lot, typically 2%), the Dubai Land Department transfer fee of 4% and standard registration and trustee fees. The bid card shows the premium and total before you confirm.
How long do I have to complete after winning?
Usually ten days; the exact deadline is shown on every lot. We guide you through the balance payment and the transfer appointment at the Dubai Land Department.
Can I view a property before I bid?
Yes. Every lot lists open-viewing times, and you can ask for a private appointment on WhatsApp. The document room has floor plans, permits and inspection reports for your own due diligence.
Selling
How do I sell or auction my property with you?
Tell us about the property on the Sell page. A specialist will value it, agree a reserve or asking price with you, and prepare permits, photography and the document room. Most auctions go live within two weeks.
Your account
Why do I need to verify my identity?
UAE anti-money-laundering rules require us to know every bidder. Upload your passport (and Emirates ID if you live in the UAE) once; our compliance team usually reviews it within one working day.
Legal
Can foreign buyers own property in Dubai?
Yes, in Dubai’s designated freehold areas, which include every community on Dubai Assets. Ownership is registered with the Dubai Land Department and you receive a title deed in your name.
