1. Auction Operator
The auction platform is operated by Dubai Assets, acting solely as a real estate broker and auction facilitator between property owners and bidders.
Dubai Assets does not act as the seller unless expressly stated.
2. Online Auction Platform
All auctions are conducted exclusively online through the website:

Dubai Assets reserves the right to modify, suspend, or cancel auctions at its sole discretion.
3. Bidder Registration
To participate in an auction, bidders must first register and provide:

Valid government-issued identification

Any additional verification requested by Dubai Assets
Dubai Assets reserves the right to approve or reject bidder registrations at its sole discretion.
4. Bidder Deposit Requirement
Before placing any bid, all bidders must pay a refundable deposit equal to 10% of the property’s reserve price.
The deposit must be paid via bank transfer to the Dubai Assets escrow account.

5. Unauthorized Bidding Penalty
Any person who attempts to bid or place bids without first paying the required 10% deposit agrees to pay a €2,000 administrative penalty to Dubai Assets.
Dubai Assets reserves the right to pursue recovery of this penalty through legal means.
6. Reserve Price
Each property may have a confidential reserve price set by the seller.

Bids below the reserve price may be rejected.

The auctioneer may withdraw a property at any time before final confirmation.
7. Winning Bid and Purchase Obligation
The highest accepted bid at the close of the auction constitutes a legally binding commitment to purchase the property.
The winning bidder will be notified immediately following the auction close.
8. Buyer’s Premium
A Buyer’s Premium of 3% of the final purchase price will be added to the winning bid.
This premium is payable to Dubai Assets.
9. Property Transfer Fee
A 1% property transfer administration fee will be charged to the buyer.
This fee is separate from any governmental fees required by authorities in Dubai.
10. Payment of Remaining Balance
The winning bidder must complete payment of the remaining purchase price via bank transfer to the Dubai Assets escrow account.
Payment deadline:
Within 30 days before the property\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\'s scheduled completion deadline.
Failure to complete payment within this period constitutes buyer default.
11. Buyer Default
If the winning bidder fails to complete the transaction:

The 10% deposit will be forfeited

The property may be re-auctioned

The defaulting buyer must pay an additional penalty equal to 70% of the price difference if the property sells for less during the re-auction
Example:
Original winning bid: €1,000,000
Re-auction sale price: €950,000
Price difference: €50,000
Penalty owed: 70% of €50,000
Dubai Assets reserves the right to pursue recovery of these amounts.
12. Property Condition
All properties are sold “as is, where is.”
Bidders are responsible for conducting their own:

Due diligence

Property inspections
-
Legal verification
-
Financial review
Dubai Assets makes no warranties or guarantees regarding property condition or investment performance.
13. Auction Conduct
Dubai Assets reserves the right to:

Refuse or revoke bidding privileges

Cancel bids suspected of manipulation

Suspend accounts involved in fraudulent activity
14. Liability Limitation
Dubai Assets shall not be liable for:

Technical failures of the auction platform
-
Internet connectivity issues
-
Errors in property descriptions supplied by sellers
Participation in auctions is entirely at the bidder’s risk.
15. Governing Law
These Terms and Conditions shall be governed by and interpreted in accordance with the laws of the United Arab Emirates.
Any disputes shall be subject to the courts of Dubai.
16. Acceptance of Terms
By registering or placing a bid on Dubai-assets.com, bidders confirm that they:
